What to know before you build in Doreen.
Doreen is really two places either side of Yan Yean Road: suburban estates on the western side, and larger rural blocks on the eastern, Nillumbik side. Estate homes suit a courtyard or patio enclosure, while the rural side has room for a bigger run.
Plenty Gorge Park runs along Doreen's western boundary on the Plenty River, and Parks Victoria records more than 200 bird species there along with kangaroos, wallabies and echidnas.
About two-thirds of Doreen is mapped as a designated Bushfire Prone Area. The rural land is mostly Green Wedge Zone and Rural Conservation Zone, the estates are General Residential Zone, and parts of the suburb carry an Environmental Significance Overlay, Significant Landscape Overlays and, over a small area, the Bushfire Management Overlay, so check a VicPlan property report for your block. You can look up the overlays on your own block for free on VicPlan (opens in a new tab).
